Notice of Large-scale Residential Development (LRD) Application to Kildare County Council
We, Cairn Homes Properties Ltd., intend to apply for planning permission for development relating to a Large-scale Residential Development (LRD) consisting of modifications to a previously approved Strategic Housing Development permitted by An Coimisiún Pleanála under Reg. Ref.: 310865-21, at this site located to the east of Linden Demesne, west of the R157 and south of Dunboyne Road with an overall site area of c.1.1 hectares within the townland of Maynooth in Maynooth, Co. Kildare.
The proposed residential development will consist of the construction of 25 no. 3-storey houses comprising:
i. 3 no. 5-bedroom detached, 4 no. 5-bedroom, semi-detached, 3 no. 4-bedroom, detached, 8. no. 4-bedroom, semi-detached, 4 no. 3-bedroom, semi-detached, 2 no. 3-bedroom, end-of-terrace and 1 no. 3-bedroom mid-terrace dwelling;
ii. Provision of c.3,339 sq.m of Public Open Space, hard and soft landscaping (including public lighting & boundary treatment);
iii. Provision of new vehicular and pedestrian access from the Dunboyne Road / R157 (from roundabout) to the north-east of the site and provision of pedestrian/cyclist connectivity and linkages to the adjoining Linden Demesne to the west, the R157 to the east and Dunboyne Road to the north;
iv. Provision of 50 no. car parking spaces, 18 no. visitor bicycle parking spaces and all internal roads and footpaths;
v. Surface water attenuation measures, connection to water supply, provision of foul drainage infrastructure to Irish Water specifications and all associated site development and landscaping works.
The overall permitted housing layout and infrastructure will remain as per the parent permission approved by An Coimisiún Pleanála under Reg. Ref.: 310865-21 and now constructed. The proposed amendments relate only to an overlapping of the 2 no. red line areas to accommodate a new junction and connection onto the roundabout on the Dunboyne Road / R157, a Ballylusk footpath connection linking the proposed development to Linden Demesne to the southwest and landscaping tie-in details relating to vegetation, tree planting and boundary treatments along the interface with the permitted SHD and ancillary infrastructure.
A Natura Impact Statement has been prepared in respect of the proposed development and is submitted with this LRD application. A dedicated website has been set up for the LRD application which can be viewed at: www.lindenphase2lrd.com
The planning application and Natura Impact Statement may be inspected or purchased at a fee not exceeding the reasonable cost of making a copy, at the offices of Kildare County Council, Áras Chill Dara, Devoy Park, Naas, Co. Kildare, during its public opening hours. A submission or observation in relation to the application may be made in writing to the Planning Authority on payment of the prescribed fee, €20, within the period of 5 weeks beginning on the date of receipt by the authority of the application, and such submissions or observations will be considered by the Planning Authority in making a decision on the application. The Planning Authority may grant permission subject to or without conditions, or may refuse to grant permission.
